Type of Homes
The California Dream For All Program is designed to help first-time homebuyers purchase a home anywhere in the state of California. The program does not specify the type of home you can purchase, suggesting that it could be used for various types of properties, including single-family homes, condos, or townhomes. However, one of the key requirements of the program is that the property must be owner-occupied.
Requirements for Eligibility
Eligibility for the program requires that each borrower be a first-time homebuyer purchasing an owner-occupied property anywhere in California. Additionally, the recent update to the program indicates that the allocation of the Dream For All loans will now be determined through a lottery system, rather than on a first-come, first-served basis. The first phase of the California Dream For All program has already helped 2,182 new homeowners purchase a home, with 55% self-identifying as belonging to minority groups.
5 Benefits of the California Dream For All Program
The California Dream For All Program offers numerous benefits to first-time homebuyers in California. Here are five key benefits based on the sources:
Down Payment Assistance: The program provides a shared appreciation loan that covers up to 20% of the home’s purchase price. This significant financial assistance can make homeownership feasible for many who might not otherwise be able to afford it.
0% Interest Rate: The down payment assistance loan provided by the program has a 0% interest rate. This means that borrowers do not have to worry about accruing interest over time, which can make the loan more manageable.
Emphasis on First-Generation Homebuyers: The program has a focus on helping first-generation homebuyers, often those most in need of assistance due to lack of familial resources or support in navigating the housing market.
Responsible Borrowing: The program emphasizes responsible borrowing by providing affordable financing options. It ensures that borrowers are not taking on more debt than they can handle, promoting long-term financial stability.
State Partnerships: The California Dream For All Program works through partnerships with trusted mortgage lenders. This provides participants with access to experienced professionals who can guide them through the process.
Remember, while the program offers numerous benefits, it’s important to understand all aspects, including the requirement to share 20% of the property’s appreciated value when you sell or refinance.

Oregon specific Reverse Mortgage disclosure
When the loan is due and payable, some or all of the equity in the property that is the subject of the reverse mortgage no longer belongs to borrowers, who may need to sell the home or otherwise repay the loan with interest from other proceeds. The lender may charge an origination fee, mortgage insurance premium, closing costs and servicing fees (added to the balance of the loan). The balance of the loan grows over time and the lender charges interest on the balance. Borrowers are responsible for paying property taxes, homeowner’s insurance, maintenance, and related taxes (which may be substantial). We do not establish an escrow account for disbursements of these payments. A set-aside account can be set up to pay taxes and insurance and may be required in some cases. Borrowers must occupy home as their primary residence and pay for ongoing maintenance; otherwise the loan becomes due and payable. The loan also becomes due and payable (and the property may be subject to a tax lien, other encumbrance, or foreclosure) when the last borrower, or eligible non-borrowing surviving spouse, dies, sells the home, permanently moves out, defaults on taxes, insurance payments, or maintenance, or does not otherwise comply with the loan terms. Interest is not tax-deductible until the loan is partially or fully repaid.
